Water as Plan: Organising a Villa Around Its Pool

On the Dune Villa, a 25-metre lap pool does the job of corridors, axes and arrival sequences — every suite faces water before it faces another room.

Corridors are the most expensive square metres in any house: heated, lit, cleaned — and nobody lives in them. On the Dune Villa we deleted them. A 25-metre lap pool organises all five suites instead; circulation happens along its edge, in daylight, beside water.

One element, three jobs

The pool is arrival sequence, daylight source and social condenser at once. Suites open directly onto it, the living hall spans nine metres onto it, and the roof terrace borrows the skyline above it. A single element carries structure, services and meaning — which is how you know the plan is working.

If a room needs a corridor to reach it, the plan has failed twice.

What the water costs

Honesty requires the other column: 25 metres of water needs filtration rooms, chemical discipline and solar pre-heat to stay affordable. We put the plant where the staff already walk, oversized the gutters so the edge reads as a single line, and shaded the pool with the house itself. Luxury is maintenance you never notice.
